Buying a manufactured home for $20,000 sounds a lot different when you realize there may also be $700, $800, $900—or more—in monthly lot rent.
That does not necessarily make the home a bad deal. But it does mean buyers need to understand what they are actually committing to before making a purchase.
One of the biggest mistakes first-time manufactured-home buyers make is focusing almost entirely on the purchase price of the home.
They ask: “How much is the home?”
But an equally important question is: “How much will it cost me every month to live there?”
If the manufactured home sits inside a community, the buyer may own the home while renting the land underneath it. That monthly payment is commonly called lot rent.
Understanding that difference can completely change how you evaluate whether a home is truly affordable.
What Is Lot Rent?
When you purchase a manufactured home located inside a community, you may be purchasing the home only—not the land.
The community owns the land, and you pay monthly rent for the space where your home sits.
Depending on the community, lot rent may cover only the homesite, or it may include certain services or amenities.
That is why buyers should not assume two communities charging similar rent provide the same thing.
Before purchasing, ask exactly what your monthly lot rent includes.
The $20,000 Home Example
Imagine you find a manufactured home listed for $20,000 cash.
At first glance, that sounds incredibly affordable compared with many traditional homes.
But suppose the community charges $900 per month in lot rent.
That means buying the home does not eliminate your monthly housing expense.
- $900 monthly lot rent
- Electricity
- Water and sewer, if not included
- Trash, if not included
- Insurance
- Maintenance and repairs
- Any other community fees
The home may still make financial sense. The important thing is knowing those expenses before you buy—not discovering them afterward.
Ask Whether Lot Rent Can Increase
Another important question is whether the current lot rent is likely to stay the same.
A community charging $750 today may not necessarily charge $750 forever.
Before purchasing a home in a community, ask management about the current rent, what fees are separate, and how rent increases are handled.
You are not just evaluating the manufactured home.
You are also evaluating the community where that home sits.
Community Approval Matters Too
This is another area buyers sometimes overlook.
Buying a manufactured home located inside a community does not automatically mean you have been approved to live there.
Many communities have their own application process and may require things such as identification, proof of income, background screening, or other documentation.
The exact requirements vary by community.
That is why buyers should speak directly with community management and understand the approval process before completing the purchase whenever possible.
You do not want to buy a home and then discover there is a problem getting approved for the lot.
Compare the Total Monthly Cost
Instead of asking whether a manufactured home is “cheap,” ask whether it is affordable for your situation.
For example, suppose your total monthly housing expenses after purchasing the home come to approximately $1,100.
Now compare that with your alternatives.
What would an apartment with similar bedrooms and space cost? What would renting a house cost? How much would traditional homeownership cost after including the mortgage, taxes, insurance, maintenance, and other expenses?
That comparison gives you a much better picture than simply looking at the manufactured home's purchase price.
Five Questions to Ask Before Buying in a Community
- What is the current monthly lot rent?
- What utilities or services are included?
- Are there additional monthly or annual fees?
- What is required to be approved by the community?
- What rules should I know before purchasing the home?
Those five questions can prevent a lot of surprises.
Cheap Does Not Always Mean Affordable

A low purchase price can be attractive, but smart buyers look beyond the number on the listing.
You want to understand: purchase price + lot rent + utilities + insurance + repairs + community requirements.
When you know the complete picture, you can make a decision based on what the home will actually cost you—not simply what it costs to buy it.
